Pet Policy
Canyon Property Management, LLC manages properties on behalf of individual homeowners. As such, pet policies may vary by property and are determined at the discretion of the homeowner. Some homes may allow pets with certain conditions, while others may not allow pets at all. Service animals and emotional support animals (ESAs) are not considered pets under federal law.
When pets are permitted, homeowners may set specific limitations or requirements based on their preference, which may include:
- Number of pets allowed
- Size or weight restrictions
- Breed restrictions
- Additional deposits, fees, or monthly pet rent
Applicants should review each property's listing or request additional details on that home's pet policy.
Service Animal & ESA Policy
Canyon Property Management, LLC follows all applicable requirements under the Fair Housing Act (FHA) and the Americans with Disabilities Act (ADA) when processing requests for reasonable accommodation. Service animals are always accepted with no fees or deposits. Emotional Support Animals (ESAs) require a verification letter from a licensed healthcare provider the tenant is actively seeing, dated within the last 12 months. Misrepresentation of a pet as a service or support animal is a lease violation and may carry legal consequences and termination of lease. Documentation for an ESA animal may be verified to ensure compliance while treating all applicants fairly.
Servicemembers Civil Relief Act (SCRA) Policy
yea pkeaCanyon Property Management, LLC complies fully with the Servicemembers Civil Relief Act (SCRA), 50 U.S.C. §§ 3901–4043.
Under 50 U.S.C. § 3955, a servicemember may terminate a residential lease without penalty if:
- The lease was signed before active duty and the servicemember is called to active duty for 90 or more days, or
- The lease was signed during active duty and the servicemember later receives Permanent Change of Station (PCS) orders or deployment orders for 90 or more days.
Tenants must provide: Written notice of termination, and A copy of official military orders.
The lease will terminate 30 days after the next rent due date following delivery of notice.
Eviction Protections: Under 50 U.S.C. § 3951, servicemembers and their dependents may not be evicted during active duty without a court order.
